A boutique home builder established in 2006, Mode Projects specialises in small scale urban development on the Mornington Peninsula.

Mode Projects is husband and wife team Bruce and Karen Charlton. Based in Mt Martha, Mode is characterised by its unique urban | coastal pedigree. Our clients want homes that are stylish, clever, but also built to last.

We live and breathe every project as though it were our own – the result is a home that will continue to thrill you 5, 10, 20 years’ time.

Who we are

Bruce Charlton, Director, has over 20 years’ experience in the building industry, including project management of commercial and domestic projects ranging from $100,000 to $20 million. His true passion lies in building homes that harmonise with the stunning coastal landscape of the Peninsula.

Bruce personally oversees all projects with an eye for detail, ensuring all Mode projects are completed to exact standards, using trusted local contractors and in only the finest finishes. This approach is underpinned by a staunch commitment to delivering projects in an efficient, cost-affective, timely way. Bruce holds a Bachelor of Building (Construction Management) from RMIT University.

Karen is an experienced project manager, with a background in visual culture, writing and criticism. She brings her discerning, cultured eye to every project, ensuring each home we build is woven into the rich tapestry of the coast with integrity and grace. Karen holds a Bachelor of Arts (Hons) from Monash University.

Budgets and Cost Plans

Let us take the worry out of your build. Show us a completed design and Bruce – with his 20 years of estimating experience – can provide a full budget and cost plan with no expectation. Let us develop your budget, based on current market rates, and avoid cost blowouts down the track. Alternatively, if your project is over-budget, we can advise on ways of achieving greater affordability.

Project Management

Want to build your own home, but need to keep working to pay for it? For an agreed fee, let us manage the build for you. Mode can coordinate design consultants; manage the planning and permit stage; conduct regular site visits to liaise with subcontractors and monitor quality control; manage budgets, orders and payments; troubleshoot potential issues, all the while ensuring your project is delivered to specification. During this process you will be regularly updated on progress, and always fully informed when decisions need to be made.

Full design and construct

Have a dream house sketched on the inside of your eyelids but need someone to make it a reality? We can handle all phases of a project, from planning and design, permits and approvals, construction, right through to landscaping. The only thing you’ll need to do is choose the furniture.

Build only

If your design is complete, we will happily participate in a competitive tender for the work.
